Terms and Conditions (T&C)

1. Scope of Application
These Terms and Conditions apply to all accommodation contracts and related
services provided by Landhaus HEIMISCH, including in particular:
- Rental of guest rooms
- Provision of breakfast services
- Hosting of celebrations and events
- Rental of rooms (hall, dining room, terrace, courtyard)
- Provision of off-site catering and party service
Any differing terms and conditions of the guest shall not apply, even if
Landhaus HEIMISCH does not expressly object to them.
2. Conclusion of Contract
A binding contract is formed once a reservation request has been accepted
by Landhaus HEIMISCH (in writing, by phone, via e-mail, or through booking platforms).
The booking is considered confirmed for both parties as soon as a reservation
confirmation has been sent.
For bookings made via external platforms (e.g. booking.com), their respective
terms and conditions also apply.
3. Services and Prices
The agreed prices correspond to the current price list or the respective reservation
confirmation. All prices include the applicable statutory VAT.
Price adjustments are permitted if more than 6 months lie between booking and arrival
and essential cost factors change (e.g. energy, taxes, food prices). The guest will be
informed of any changes in advance.
4. Arrival and Departure
On the day of arrival, the room is available from 3:00 p.m.
Unless a later arrival time has been agreed, the room may be reassigned
after 6:00 p.m.
On the day of departure, the room must be vacated by 11:00 a.m.
A later departure is only possible by prior arrangement and may be subject
to an additional charge.
- Departure until 6:00 p.m.: 50% of the room rate
- Departure after 6:00 p.m.: 100% of the room rate
5. Payment
The following payment methods are accepted:
- Cash
- Debit card / Maestro
- Visa
- Mastercard
The full invoice amount is due at check-out at the latest.
For events and catering services, deposits may be required.
6. Cancellations (Room Bookings)
Cancellations must be submitted in text form and confirmed by Landhaus HEIMISCH.
- Up to 7 days before arrival: free of charge
- From 6 days before arrival or in case of no-show:
80% of the accommodation price
If the room can be re-rented, cancellation fees do not apply.
7. Cancellations for Events & Hall Rentals
For celebrations, group reservations, or hall rentals, the following
cancellation rules apply additionally:
- Up to 30 days before the event: free of charge
- 29–14 days before the event: 40% of the agreed room rental / minimum charge
- 13–7 days before the event: 60%
- From 6 days before the event: 80%
Individual agreements remain unaffected.
8. Pets
Bringing pets is only permitted with prior approval. Additional cleaning fees
may apply.
9. Use of Premises and Outdoor Areas
Guests are required to treat all rooms, furnishings, and outdoor areas
(terrace, courtyard) with care. Any damages must be reported immediately.
The person responsible is liable for any resulting damage.
10. Catering & Party Service
For off-site catering services, the agreed terms and delivery conditions apply.
Rented items such as dishes, warming containers, and accessories must be returned
clean and complete. Missing or damaged items will be charged.
11. Liability
Landhaus HEIMISCH is liable only for damages caused by intentional or grossly
negligent conduct. No liability is assumed for guests’ valuables.
12. Wi-Fi / Liability for Misuse
Landhaus HEIMISCH provides its guests with free Wi-Fi. The guest agrees not to
access or distribute any illegal content.
The following are strictly prohibited:
- Illegal downloads or file sharing
- Copyright infringements
- Accessing unlawful content
In the event of legal violations, the guest is liable and indemnifies
Landhaus HEIMISCH from all claims of third parties.
13. Data Protection
Personal data is collected exclusively for contractual purposes and processed in
accordance with the GDPR. Further information can be found in our
Privacy Policy.
14. Online Dispute Resolution
In accordance with EU Regulation No. 524/2013:

We are not obliged to participate in dispute resolution proceedings before a
consumer arbitration board.
15. Place of Jurisdiction
Where legally permissible, the place of jurisdiction for all disputes
is the registered seat of Landhaus HEIMISCH, 54413 Geisfeld.
16. Severability Clause
Should any provision of these T&C be invalid, the validity of the remaining
provisions shall remain unaffected. A valid regulation that most closely
approximates the economic intent of the invalid provision shall apply instead.
